Many of the site's weakness surround Cabarita's limited east-west connectivity and publicly inaccessible coastline. Whilst, the site's potential opportunities centre around the relocation of wharf station, and increase in site permeability.

In addition to promoting higher-density housing, the proposal also includes the relocation of the site's current wharf and the addition of a second wharf, in order to encourage greater waterfront interactions and connectivity.

CABARITA WHARF REDEVELOPMENT
The proposed redevelopment of Cabarita Wharf aims to double the site's current population from 1,200 to 2,400 residents through the increased presence of higher-density housing.

High-density housing was promoted through the consolidation of many of the site's fine-grain plots.

By dividing Cabarita's exceptionally large blocks into a smaller, grid-like pattern, improved east-west connectivity and permeability can be achieved across the site.

The increased site population is able to be achieved through significantly increasing the site's floor-space ratio.
Cabarita's previous average floor-space ratio was approximately 0.5:1; however, is proposed to increase to an average of 4.5:1 to support higher-density construction.
